CHARLOTTE REGION HOUSING MARKET SNAPSHOT: MARCH 2022

 

Wondering how the Charlotte Region’s housing market performed in March 2022? Here’s the March 2022 Charlotte housing market snapshot.

Charlotte Region’s real estate market in March 2022 saw home sales drop 10.2% year-over-year and home prices increase 15.6%, on average.

Lack of inventory limited sales momentum with demand for homes continuing to outpace the supply of homes. Year-over-year, days on market dropped 20% in March 2022 to just 20 days.

The months supply of homes and overall inventory were also down significantly year-over-year. All this kept the Charlotte region a home seller’s market in March 2022 with home affordability decreasing 16.3% year-over-year and 16.8% year-to-date. The Ballantyne area remained a home seller’s market in March 2022. Months supply of inventory was down 33.3% compared with March 2021 with just a 0.4 months supply of homes. Housing inventory was down 37.5% year-over-year, resulting in fewer days on market, higher home prices, and sellers receiving a median 105.3% of list price in sale price. The Waxhaw | Weddington | Marvin housing market remained a home seller’s market in March 2022 with continued significant decreases in inventory and new construction. With 53.4% less inventory year-over-year and continued buyer demand, days on market were down, while average home prices rose 25.5%. Matthews (28105 zip code) housing market remained a home seller’s market in March 2022. Matthews homes sold as quickly as they came on the market. Lack of inventory increased average and median home prices by double digits and negatively impacted closed sales. Sellers received 103% of list price in final sales price. Indian Trail area (28079 zip code) firmly remained a home seller’s market in March 2022 with both average and median home sale prices increasing 39.5% and 34.4%, respectively over March 2021. Pending sales were up. Closed sales were flat despite an increase in new listings. Inventory was down 24% year-over-year, also despite an increase in new listings. Inventory dropped 43.8% year-over-year. New construction sales, long a staple of Indian Land real estate, have almost dried up. Closed and pending sales were both down year-over-year, as a result. Lower inventory and months supply of housing, higher sale prices, higher list to sale price ratios, fewer sales all characterized the Fort Mill seller’s market in March. Buyer demand for homes in Fort Mill has not abated despite the lack of inventory. We saw just two weeks of housing inventory in Fort Mill in March. Tega Cay, South Carolina remained a home seller’s market in March 2022. Tega Cay’s housing market experienced significantly lower inventory levels, which dropped more than 78%. The months supply of inventory was just 0.3 months. Buyer demand for Tega Cay homes continued to outstrip supply of homes increasing home prices.
